Six Out of 100 Priciest U.S. ZIPs Located in OC


Orange County is home to six of the most expensive markets in U.S. real estate, a survey by Forbes Magazine shows. Twenty-two other ZIP codes made it to the top 500 of the same list.

Newport Beach heads the list with two ZIPs, 92661 and 92662, coming in at 11 and 52 respectively. The first had an average selling price of $3.08 million, while the latter averaged $2.19 million.

Other top-rankers include Newport Coast, Laguna Beach, and Corona del Mar. Newport Coast came in 22nd with an average price of $2.7 million, despite dropping 10% from last year. Laguna Beach homes ranked 52nd with homes averaging $2.1 million, while Corona Del Mar took 64th place with an average of $1.91 million.

The rankings show that Orange County remains a strong market by national standards. Even as price drops exceeded national trends in the past two years, some OC neighborhoods are still the most expensive in the country.

Other areas with million-dollar averages include Irvine (110th with an average of $1.54 million) and Capo Beach (244th with $1.01 million).

The Forbes survey is based on median home prices as of mid-August 2009. The data was provided by national firm Altos Research, which tracked over 15,000 ZIPs and around 90% of real estate transactions. Altos covered asking prices in residential homes, including single-family units and condominiums, with price changes reflected as year-by-year percentages.

The survey also noted that California home prices have dropped down in general, presumably as the market crash peaked earlier here compared to other states. California ZIPs accounted for only half of this year's list, as opposed to 96% of last year's
