San Juan Capistrano


One of the oldest and most beautiful parts in all of Orange County, San Juan Capistrano is in a wonderful location in southern Orange County.   The city was built and designed around Mission San Juan Capistrano, and the majority of homes resemble the Spanish architecture that reflects the building.  Known as the birthplace of Orange County, Mission San Juan Capistrano was founded over 200 years ago and today is served as a monument to California's multi-cultural society.  Surrounded by ten acres of verdant gardens and fountains, enclosed by old adobe walls, visitors get a feel for the sights and sounds of the world as we knew it so long ago.

It is in San Juan Capistrano that you will find the most variety of homes in all of Orange County.  You can find homes built before the 1900s in the central district, $10 million homes in the wide variety of gated communities, and even a few adobes and working ranches.

Garcia Adobe is a rare, two-story adobe that was built in the 1840s by Manual Garcia, a merchant from Portugal.  Garcia built this adobe in Monterey style, and sits just a few doors down from the town's most celebrated restaurant, El Adobe.  

The Amtrak Depot is a historic site that has been nicely preserved.  This depot has been connecting real railroad cars since the 1930s and offers a relaxing spot to have a cocktail and wait for your train.  Los Rios Historic District is located just down the road, and is the oldest neighborhood in the state of California.  The District offers self-guided walking tours where guests can view numerous historic mansions.

With a profuse amount of open space and hillsides, San Juan Capistrano provides its residents with a unique sense of society.   The population is currently just over 36,000, with the average age around 36.  96% of the houses are full, leaving 4.4% of the residential houses in the area vacant. San Juan Capistrano's specialties include single family residences, town homes, and condos.

Other attractions to the area include the Camino Real Playhouse, which presented over 100 shows during 2006.  Zoomars Petting Zoo and Bird Park is a great place for youngsters to pet animals or saddle up for a pony ride.  San Juan Capistrano also offers the Ronald W. Caspers Wilderness park, which includes 8,000 acres of preserved canyons and river terraces.

Experience a diverse selection of family owned restaurants, you're sure to find several mouth watering recipes that suit your appetite.  San Juan Capistrano is home to several award winning restaurants, all of which offer a variety of cuisines.  CafĂ© Mozart is an indoor/outdoor establishment and offers European specialties, including authentic wild game.  L'Hirondelle is on the west side of Camino Capistrano and is reminiscent of a Belgian country inn.  The Belgian establishment offers a wide variety of Belgian beers and cuisines.  

San Juan Capistrano offers reasonable real estate prices and a safe area that is desirable for families to live in.  Research suggests that a two-bedroom home with just over 1000 square feet can be purchased for approximately $114,000, and some homes range up to $27 million.  There are 16 schools within the area.  San Juan Capistrano features 8 public and private schools and serves 1,978 students K-12.
