An Open House is a great way for you to show your property to prospective buyers. There are a few things you can do that will make the property more appealing. Most of these are simple tricks that aren’t expensive, yet can drive up the price of your property. You want to appeal to your potential buyer’s five senses so consider the following:
Clean the property thoroughly. This means getting out a pail, scrub brush and cleaning solution. Roll up your sleeves and tackle the task of cleaning everything. Every nook and cranny should sparkle. If you recently painted, a wash for the walls should be sufficient. Otherwise put on a new coat of fresh paint. This not only looks great it gives the property a fresh scent too. Consider adding color to the walls, and not just sticking with white or cream. Color can make a room much more inviting.
Don’t forget the carpets and flooring when cleaning. Having the carpets professionally cleaned can really make a huge difference. Also shine up all the floors.
Remove any clutter you’ve got hanging around. You want the space to be appealing to the eye, so pack up any extras and store them away. Adding small accent pieces, including fresh flowers and candles is a perfect touch too. Family pictures should be left out, especially if the property is a dwelling. You want it to have a cozy, home like feel to it, and family pictures add to that nicely.
If pets have taken up residence on the property, it’s a good idea to take them on a day trip during the time of the open house. Some people simply aren’t pet lovers and they are put off when they see a pet on the premises. Once the association between your property and a dog or cat is made you may lose a potential buyer. So keep Fido out of sight.
Don’t overlook the impact of curb appeal before the open house. Mow the lawn, trim any trees and bushes and weed all flower beds or gardens. You want the potential buyers to feel drawn into the property after seeing the exterior. Make it impossible for them to resist.
